The Glasgow Vision
INTENTIONS & EXPECTATIONSAfter almost 50 years of local ownership and operations, Germantown Country Club closed in February 2019. Different companies considered uses for the 177 acres of land situated along the Wolf River in the heart of the city. Mid 2021, following significant study, planning and feedback from the City of Germantown as well as area residents, Farmington Kimbrough Land Company reached a definitive agreement to develop the property. Although we did not anticipate the time and resources necessary for the approval process and infrastructure construction, home construction is poised to begin in early 2026,transforming the former country club into a one-of-a-kind residential community.
Anyone who has lived long in a home they love knows a house is much more than four walls and an address. It is the place where we author our stories, share life, and memories are made with those closest to us. Those truths guide our hopes for everyone who chooses to build their home in Glasgow. Freely sharing our intentions will allow future residents to anticipate the experience we aim to create day to day.

Our goal is simple: create a place where people live, gather and build relationships that last. Characteristics of great planning begin with a sense of place and culminate in a place of community. Every design detail of Glasgow was made with community in mind. A difficult word to define but impossible to overvalue. Great design does not force community but offers residents a place where relationships develop and thrive.
The greatest enemy of community is selfishness. If those who know you best might define you as demanding, critical, complaining, self-focused or always getting your way, Glasgow would not be the right place to make your home. Construction will last several years, and several hundred families will share this community together. A place where no individual or family is the focus yet everyone is valued. Our request is for every potential resident to carefully read the details of the Pattern Book, Declaration of Covenants, Conditions and Restrictions, Homeowner Association rules and Developer responsibilities before they sign a contract.

The lots in Glasgow will be sold to a pre-selected list of builders, most of whom have been building homes in Germantown for decades. The list should be released on June 15th• An interested purchaser can contract for one of those builders to custom build their house on a lot the builder has been assigned or they can purchase a home the builder has designed and has constructed. Lots will be allocated to the builders in a way that promotes a diversity of locations throughout Glasgow.

Glasgow was designed using planning principles seen in the small towns and villages of Europe where common areas, sidewalks and community amenities promote relationships with your neighbors and alleviate much of the time we spend in automobiles. The Intentions and Expectations section of our package provides further insight and is critical to understanding our motives for the development.

We are currently waiting on a couple of final pieces but we do believe lot sales will occur in July-August with construction starting on homes sometime around October.

Yes, the development is gated at the Allenby entrance for resident access only and a guard house is being constructed at the main entrance off Kimbrough and Farmington which will be manned 7 days a week.

Approximately (100) high-definition cameras will cover the streets, entrances and common areas of the development and will be monitored by the security team at the main gate.

The minimum square footage is 3,000 square feet and while there is no maximum per se the development is not designed nor will it embrace what someone might call movie star mansions. The most important aspects are consistency and quality; two words we find promote excellent appreciation of your home value over time. With that in mind, homes will range from 4,000-6,000 square feet.

Yes, construction must begin within (120) days from the date of lot closing and must be completed within (12) months of ommencement. The (18) estate lots have longer time allotments. This requirement should prevent construction going on for years and allow a finished streetscape to enjoy with no vacant lots.

We do not have a predetermined list of architects but require all designers to be licensed architects in the State of Tennessee and to stringently follow the project architectural guidelines. There will be no exceptions to the guidelines.

Aside from the normal administration, maintenance and staffing of all common areas including The Lodge, Life Fitness work out center, pools, sports courts, security team, parks etc., the HOA will be granted a permanent easement on each residential lot within Glasgow. There is an example plan showing the HOA area of responsibility as an exhibit. This is a critical component and one each interested purchaser should take time to review and fully understand. The HOA will provide the maintenance, mowing and irrigation of all plants or grass in these areas as well as maintenance on the rock ground cover between the homes. From our conversations with potential residents, the convenience of not having to manage and maintain the landscaping and irrigation around your home is seen as a highly valued amenity.

The areas maintained by the HOA (front sidewalks, side yards, grass along rear alleys will remain as they were installed from the original construction. A homeowner cannot park on, store upon or plant anything including flowers, vines, shrubs, etc. within these areas. There will be no exceptions to these guidelines. The homeowner will be responsible for any shrubs or flowers in the planters on the front of the home adjacent to the sidewalk. The homeowner will make a one-time election to have the front planters integrated into the HOA irrigation system that will water the rear grass and trees installed within the sidewalk. The HOA responsibility within these areas is maintenance alone and any replacements required during normal course of time will be paid for by the homeowner.

Patio areas, all fencing, mechanical unit pad areas, porches, landscape planters attached to home and driveways will be maintained and controlled by the homeowner. These areas are designated for planting, parking and outdoor living spaces by the homeowner. The HOA will not maintain, irrigate or access these areas.

Based on current projections, we estimate annual HOA fees to be $4,800 per year, paid quarterly in installments of $1,200. Although not exhaustive, this charge includes the 24 hour manned security at the front gate, all exterior maintenance as previously outlined including irrigation of grass and plant areas, maintenance and administration of the Lodge, fountains, pool and court areas, management of the HOA, exterior project street lighting, Life Fitness work out center, project property-casualty insurance, and property taxes on all common areas.

A reasonable pace of development would be (18) months of construction per phase with some potential overlap occurring which would result (3-5) years to buildout.

The pricing of the 1st lots released will be $235,000 for all lots except the estate lots which will be priced at $465,000. These prices are subject to change as time proceeds on future lot releases.

Yes, all homes in Glasgow will be required by the Germantown Fire Marshall to be sprinkled, a cost that should be far outweighed by the annual savings in homeowner casualty insurance cost
